What is an Emergency?

Our Home Emergency policies are meant to be there in the event of an emergency. So what is an Emergency?


A sudden and unforeseen situation, which if not dealt with quickly and would in the opinion of the claims administrator


a) render the property unsafe or insecure; or
b) Damage, or cause further damage to the property; or
c) Cause a health and/or safety risk to you and/or to others.


We always try and be as transparent as possible about our pricing and our policies. We want to be as honest as we can be, so that you understand what you are buying. They are extremely good value for money, but they don't cover every situation. Below we have tried to give examples and the reason when you would and also would not be able to claim.


Our Home Emergency policies are there in the event of an emergency. They will not cover general maintenance, this is still down to you. So please take a look at our examples below and hopefully they will give you clear examples, but also the rationale as to how they determine what is a claim.

Claims & Non Claims - Please Read & Understand

  • What Would be a Claim?
    • Leaking Pipe - Cold water pipe leaking under the sink. Yes this is a claim. It's leaking and if left will cause damage to the property
    • Electrics Keep Tripping - The electric does not stay on. The trip switch keeps tripping. This is a claim. There is clearly a fault and poses a health and safety risk. Someone needs to come out and find and repair the fault that is causing the issue.
    • Front Door Lock Broken - The front door lock is broken and cannot be locked. This is a similar situation to the one we cover later that is not a claim. However this is a claim because the lock is broken and cannot be locked. Because it can't be locked this poses a risk to the property and the occupiers.
    • The toilet is not working - This is the only toilet in the property and so it is a claim
    • Central Heating has stopped working - There is no heating and/or no hot water. This is a claim.
    • Smashed Window - This is a claim. The property is not secure and poses a risk to the occupiers. Someone needs to come out and secure the property.
    • Lost Keys - You've lost your keys and cannot get into your property. This is a claim. We will assist you in getting back into your property and ensure that your property is secure.
    • Pest Infestation in House - This is a claim. It is impacting where you live. Remember that we class pests as wasps, hornets, mice and rats. We do not class spiders, cockroaches, squirrels, ants, bees, fleas or bedbugs as pests.
    • Hot Water Cylinder is leaking - If left this is going to damage the property. This is a claim.
    • Blocked Drain - This is classed as unexpected failure of the drainage system and so would be a claim.
  • What's not a Claim?
    • Dripping Tap - This is going to drip into the sink and so isn't going to cause damage to the property. It can be sorted, but isn't urgent.
    • Faulty Electrical Socket - You have an electrical socket in your living room that has stopped working. Everything else in the property is fine. This also would not be a claim, as you have electric to the rest of the property and so can be managed. Whilst it's a nuisance, it wouldn't be classed as an emergency.
    • Front Door Lock Broken - This is a funny one because it could be a claim, but let's explain when it wouldn't be a claim. The front door lock is broken and so you cannot open the front door. Because it is broken but locked then it is secure, so the property is safe. However, if there was no back door, then you cannot get out and this poses a risk to your health and safety in the event of fire and so would be a claim because it's not safe. However, if there is a back door, then you can get out of the property and so would not be a claim. Is this clear??
    • Upstairs Toilet is not working - If this is the only toilet in the property, then it would be a claim. However, if there is another toilet in the property, then this wouldn't be a claim as it is no longer classed as an emergency.
    • Leaking Shower when in use - The shower leaks when you use it. This is not a claim. The argument is that because it doesn't leak when you don't use it, then it is not an emergency and it is something that you need to get repaired. The same applies to other household appliances such as baths and sinks.
    • Frozen Pipes - If they have frozen but not damaged, then this wouldn't be a claim. If they are damaged, then this would be a claim.
    • A radiator isn't getting warm - This isn't a claim. All other radiators are working fine, so clearly the gas boiler is working okay. There are no leaks and so this would be seen as a general maintenance issue.
    • Pest Infestation in Shed - This is not deemed to be a claim, as it's not in your home and doesn't affect you sufficiently to be classed as an emergency.

You want to look after your tenant and your property. So when you have an emergency at the property which makes the property insecure, or is going to cause further damage, you need to know that you can make that call.


Our Landlord Emergency claims line is open 24 hours a day. If there is an insured emergency at your property, then we will arrange for an approved contractor to attend. Depending on your policy, we will cover costs up to £500 per claim.


Our policy has no call out charges and covers the parts and labour required to rectify the problem.

What's Covered?

 

  • Plumbing - Emergency arising from sudden & unexpected failure of, or damage to internal plumbing system, which has or may result in internal water leakage
  • Drainage - Emergency arising from sudden & unexpected failure of, or damage to the drainage system of your property
  • Domestic Central Heating System - Sudden & unexpected failure of your domestic central heating system
  • Electrical Breakdown - Breakdown or failure of the permanent domestic electrical wiring system
  • Gas Supply Pipe - Damage to the internal gas supply pipe . Assistance will be provided once the National Gas Emergency Service have attended & isolated the leak
  • Security - Emergency repair to make the property safe and secure and/or prevent further damage in the event of damage, or failure to the external locks, doors or windows
  • Lost Keys - Assistance in gaining access to your property arising from the loss of the only available key
  • Pest Infestation - Assistance in removing pest infestations from your property
  • Roofing - Cover to protect your roof from further damage in the event of damage due to bad weather. 

 

These are headline covers under the policy. There are some exclusions to some sections.


Please read the policy wording carefully to ensure you fully understand what is and isn't covered.

What's Not Covered Examples

For some additional clarity, this policy is a Home Emergency policy. So it's main purpose is to rectify issues that have occurred unexpectedly and which could be detrimental to the property if left. So there are some issues that would not be covered as they are considered to be general maintenance issues and not of an urgent nature.


Taking out a Home Emergency policy does not mean that you should not continue to maintain your property as would be normally expected.


Some examples of this would be

 

  • General maintenance including, but not limited, to dripping taps
  • Frozen pipes which have not caused any damage
  • Repair a broken lock if the property is secure and there is another means of access
  • Leaks from household appliances, such as sink, shower or bath where leakage only occurs when the appliance is in use
  • Inoperable toilet, if you have more than one toilet in the home
  • Boilers that are still covered under their manufacturer's warranty
  • Pipes outside the boundary of your home
  • Outside taps
  • A blocked sink
  • Faulty electrical socket in one room

  • What is considered an emergency?

    A sudden and unforeseen situation which, if not dealt with quickly, would in our opinion make the insured property unsafe/insecure and/or cause damage or further damaged to the insured property.

  • Can the Tenant Report Claims?

    Yes, the tenant is allowed to report claims. All we ask is that they have the Policy Number and the Policy Wording and that they have a basic understanding of what they can and cannot claim for.

  • Why is the Price so Competitive?

    If you get quotes on the Internet for this type of policy, you will find that we are extremely well priced and yet the level of cover is good. How can we do this? Our main difference is that when you first buy from us, you cannot claim for the first 28 days. This gets rid of the majority of people buying the product because they already want to make a claim. As a result our claims experience is good and we can pass the savings onto our customers.

  • When Does my Cover Start?

    The policy has an initial 14 day exclusion. This is simply to prevent people taking out a policy where something has already happened and they want to claim.


    However, if you are switching to us from another provider (with no gap in cover) and the policies are similar, then your cover will start immediately


    Please note that when your policy comes around for renewal next year, then the 14 day exclusion does not apply.

  • Am I covered if my house is burgled?

    Under the policy we would make your home safe and secure again until a permanent solution could be found by you or your property and/or contents insurance.

  • What will happen if my home becomes uninhabitable?

    In the event that your home becomes  uninhabitable for more than 48 hours as a result of an emergency covered by this section relating to your drainage, the insurer will pay up to £250 (including VAT) for the cost of suitable alternative accommodation.

  • Isn’t all this covered under my home and contents insurance?

    Probably not. Home and contents insurance often does not cover actual emergencies. Our policy provides cover to compliment your existing home insurance policy, aiding in emergency situations.

  • When does my policy begin and how long am I covered for?

    You are covered from the date shown on your policy schedule. The policy will run for a minimum of 12 calendar months. Please note that the first time you take out the policy, you are not covered for the first 28 days.

  • Is the Gas Boiler Covered?

    Yes the boiler is covered in the event of  breakdown for parts and labour. You can claim in the event of heating and/or hot water failure.


    This policy does not cover boilers over 15 years old, or that have an output greater than 60kw per hour capacity


    Note that there is no cover for boiler breakdown when there is still cover under the manufacturer's warranty.

  • Do you cover Oil and Electric boilers?

    No, this policy provides cover for Gas Boilers Only.

  • Is there an age limit for boilers?

    We can cover boilers up to a maximum of 15 years old.

  • Is an annual service included with my cover?

    No, the policy does not include an annual service. We recommend that building a relationship with a local Heating Engineer is beneficial for you with regard to servicing of your Heating system. You must have your boiler serviced annually, in accordance with your manufacturers guidelines as a condition of this policy.

  • Is my toilet covered?

    Damage to, or mechanical failure of, the only accessible toilet or cistern in Your Property which results in complete loss of function.

  • Is my roof covered?

    Yes there is cover to protect your roof from further damage in the event of damage due to bad weather. This won't necessarily be a permament repair. The policy will though aim to prevent further damage  to the property.

  • What type of Pests are covered?

    Our policy protects you against black or brown rats, field or house mice and wasps and hornets nests from the insured property.

  • Is there an excess to pay when claiming?

    You can choose an excess from Nil to £95. Please note that if you have not had previous landlord home emergency cover, or you don't currently have cover, then a £50 excess will be payable in the event of claims made within the first 90 days of taking out the policy.

  • How many claims can I make in a year?

    You can make a maximum of 3 claims in a 12 month period.

  • Will This Policy Cover HMO's?

    No. The policy will not cover Houses of Multiple Occupation. We can cover this type of property, but you would need to purchase one policy per tenant.

  • Are Blocked Sinks Covered?

    If there is just one blocked sink, then this would not be classed as an emergency and not covered. If, however something is causing all sinks to be blocked, such as a blocked drain then this would be a claim.

How Do We Keep the Price so low?


The most effective way we keep our prices down is with low cost advertising. We predominantly rely on 'word of mouth' and utilising Facebook Groups and Twitter. We are constantly promoting ourselves and we hope over time you will too!


Our product has all the features and benefits as shown above. However, we keep the price down by having a clause that states if this is the first time you have bought Home Emergency, then you cannot make a claim in the first 14 days. This is not aimed at avoiding paying claims, but is there to prevent people taking out a policy because something has already gone wrong with their property! The result is that it makes our policy, we believe the most competitive on the market, which means that you benefit year in year out.
